TENANT SCREENING
Finding a renter is more than putting a name to put on a lease agreement. Lava Ridge Property Management does a thorough in-house check on all applicants that includes; verification of jobs, income, current and previous rental/mortgage history along with a credit, eviction, and nationwide criminal check through AMRENT.

Increased deposits or last month’s rent deposit may be offered to applicants whom do not meet our minimum application guidelines and requirements.
RENT COLLECTION
We use the best property management software available to ensure timely and efficient collection of all rental payments. With 24/7/365 tenant online portal access, our customers can always see their balance due and make payments.
Lava Ridge Property Management offers a consistent approach with intentional actions toward delinquent renters. We averaged a 95% collection rate on all customers in 2018.
Upcoming feature in 2020 - - tenant rent payments will be reported to credit bureaus which has consistently proven to reduce late payments and ending balances.
MAINTENANCE
Not only does Lava Ridge Property Management offer in house maintenance at an affordable hourly rate for the area, we also have a long list of trusted, licensed and professional vendors. Our top-rated property management software allows us to efficiently track all warranty, repair and preventive maintenance work on your investment while keeping owners informed.
PROPERTY INSPECTIONS
Extensive move in/out inspections with photo documentation in included with all our management packages. Our deluxe packages include monthly drive by inspections and full property annual inspections. Most inspections are performed by two team members from our administrative and maintenance team.
Owners are given access to all property photos through dropbox.
FINANCIAL REPORTING
Owners receive detailed monthly financial statements, annual reports and direct deposit of funds. All owners have access 24/7/365 through online owner portals.
EVICTIONS
Included in our deluxe packages, eviction process is started timely and is not delayed without owner approval. Following all local, state and federal laws – on average evictions can take up to 45 days from delinquency start to complete. In the 10+ years Lava Ridge Property Management has been in business, we have required Sherriff lock out services less than 5 times.
LEGAL COMPLIANCE
As a licensed property manager, requirements for continuing education are always met along with extensive team training on local, state and federal laws and fair housing guidelines. Our team managers and owner take on-going training and education courses with top-rated industry professionals to stay current in changes. Business, investment and financial training is an important tool at Lava Ridge Property Management as well.
